Earn 20,000 Bonus Points on 2+ Night Stays
All Marriott Bonvoy members can earn 20,000 bonus points on Marriott Homes & Villas rentals with this new promotion. Through December 15, 2025, you can register and book a stay of at least two consecutive nights and earn bonus points once you complete it by December 31, 2025. This is a short stay window, but the rewards are pretty lucrative.
Similar to previous Homes & Villas promotions we've seen, this one does have a minimum spending requirement of $2,000 (or the foreign currency equivalent).

Maximize Your Marriott Homes & Villas Earnings
In addition to the bonus points, Bonvoy members can earn up to 14.75X points per dollar on Homes & Villas stays. Regular members earn 5X bonus points per dollar, while elite members and Marriott cardholders can earn up to an additional 9.75X points. Here’s how the earnings can stack:
- 5X points per dollar spent — standard earnings on H&V stays.
- Up to 3.75X elite bonus points if you have Titanium or Ambassador Elite status — the 75% bonus only applies to base earnings.
- 6X points if you pay with select Marriott cards. The Marriott Bonvoy Boundless® Credit Card, Marriott Bonvoy Brilliant Card, or Marriott Bonvoy Business® American Express® Card offers 6X points per dollar spent at Marriott properties.
Depending on the offer you register for and the price of the stay you book, this can potentially be a pretty lucrative way to grow your point balance quickly.
- Earn 100,000 Marriott Bonvoy® bonus points after you use your new Card to make $6,000 in purchases within the first 6 months of Card Membership.

Expired Marriott Homes & Villas Promotions with Open Stay Dates
The booking window for the following promotions is closed, but the stay windows remain open. If you booked any of these offers, make sure to complete your stay within the travel window.
Earn up to 15,000 bonus points on 3+ night stays
Through November 16, 2025, Marriott Bonvoy members could register and book a stay of at least three consecutive nights with Homes & Villas by Marriott Bonvoy to earn up to 15,000 bonus points. The offer awarded bonus points based on the length of stay, so longer stays earned higher bonuses.
Eligible stays must be completed by March 31, 2026. Stays of three or four nights earn 5,000 bonus points, five or six nights earn 10,000 points, and stays of seven nights or more earn 15,000 points.
Earn 2X Marriott points on 3+ night stays
Through September 25, 2025, Marriott Bonvoy members could register and book a stay of three or more consecutive nights at participating Homes & Villas by Marriott Bonvoy properties to earn double base points — up to 10X points per dollar spent. Eligible stays must be completed by December 31, 2025.
5X points per dollar on stays in Canada
Through July 17, Marriott Bonvoy members could book a stay of 4+ nights at participating properties in Canada and earn 5X points without needing to register. Eligible stays must be at least four consecutive nights and completed by December 30, 2025.
Earn 4X points on 3+ night stays in Thailand
If you're headed to Thailand soon and want to stay in a Marriott Home or Villa, you can earn 4X points on your stay. Registration for this offer isn't required and there's no minimum spending threshold. All you need to do is book a stay of three nights or more by October 19, 2025, and complete it by March 31, 2026.
The 4X bonus points will be awarded on top of your standard earnings, which start at 5X base points for each U.S. dollar or currency equivalent spent, and can go higher if you have Marriott elite status or pay with a Marriott credit card.
3X points per dollar on stays in Latin America and the Caribbean
If you booked a stay of four or more consecutive nights at participating Marriott Homes & Villas properties in Latin America and the Caribbean by July 18, you'd earn triple points, for a total of 15X points per dollar. Eligible travel dates are through March 31, 2026.
40,000 bonus points for all Bonvoy members
Marriott Bonvoy members who booked a 2+ night stay by May 26 will earn 40,000 bonus points when they complete their stay by January 4, 2026. This promotion required registration and a minimum spend of $1,500.
Double points with 3+ night stays
Members who registered for this promotion and booked an eligible stay of 3+ nights at participating properties worldwide by February 13 have until December 30 to complete their stay and earn double points. Eligible stays had a minimum spend threshold of $1,500 — or equivalent if paid using foreign currency.
20,000 bonus points with 2+ night stays
Members who registered for this promotion by January 2, 2025, and booked a stay of at least two nights at any Marriott Homes & Villas property worldwide have until December 31, 2025, to complete the stay and earn 20,000 bonus points.
General Terms and Conditions for Marriott Homes & Villas Promotions
- Promotions might or might not require registration. See each individual offer for details.
- Use your Marriott Bonvoy membership account number at the time of booking.
- Bonus points earned through these promotions are in addition to or a multiplier of the base Bonvoy points earned on Marriott Homes & Villas stays: 5 points per dollar spent.

Our Take
A couple of years ago, Marriott Homes & Villas just switched back and forth between the same two offers. Nowadays, we see all kinds of different offers, and as soon as one promotion ends, the next one launches.
The current offer is certainly worth a look. After registering and booking an eligible stay, any Bonvoy member can earn 20,000 bonus points, provided you're able to book soon and stay by the end of 2025.
It's important to note that Marriott doesn't directly manage the homes in this program. Instead, Marriott is just connecting you with third-party property management companies. This means standards can vary across properties, so do your reReplace on the properties before booking your stay.

Unfortunately there are huge swathes of the globe with no Marriott Homes and Villas – nothing in Fiji or most of the Pacific – even though a lot of these places have high-end airbnb listings.
Brendan, yes, this is an issue. I agree. The lack of consistency (since everything is run independently) also surprises some guests. It’s a good promotion but has issues, as you pointed out.
I just recently priced a Vacasa rental that was also shown on Marriott Homes and Villas. The base price was higher through MHV which made the taxes and fees higher. A 4-night rental was $600 more through Marriott, so if you’re considering this promo, please search other rental sites to see if the 13.5x to 19.75x points bonus is really worth a $125/night price difference.
My experience with Marriot Home & Villa is not good at all. I booked a 3 Night stay end of Jun totaling $564 with cleaning fees & taxes. Not a bad deal only because I stacked it with the AMEX promotion to get $100 when spending $500 or more otherwise the home stays are overpriced. I booked the stay under the double points promotion at the time through my Bonvoy account. I waited a couple of weeks, but nothing posted then I called and spent hours being tossed around between Marriot who will tell you they do not handle Villa reservation and tell you to contact their 3rd party Vacasa who will tell you they only handle management of the booking and not the points as that handled through Marriot then your put on an endless circle of going nowhere. Finally, today after 2+ months I noticed within my points activity (not under stay credit) there is an entry “HVMI home earn” for 4,646 points which I assume must be from Home & Villas, although the entry does not give any additional info as normal stays do to explain # of night and the point earning breakdown. These Villa stays earn points ONLY and not stay credits. I was 2 nights away from earning Platinum and this 3-night stay would have put me over but unfortunately you will not earn stay credits, points only and you must wait months to collect them.
This is a good program. I will try this in the future 🙂
I’m a Titanium Elite but can’t find the double elite night credit reference anywhere in my account, nor email, nor on the Homes & Villas website while logged in. I do see a reference to the 10% off. Is it possible that this promotion is targeted to only SOME elites?
This is an offer I would absolutely pounce on to round up the nights I need for next year… but only if I could know for sure that I’d qualify for the double nights promo….. but where can I find it?

This promotion or any other promotion that Marriott Homes and Villas come up with do not participate in. I did everything right on booking our villa. Booked through them, paid with the appropriate credit card, the stay was the first of November and just finally today, after more emails then I can count did not get hardly any points. Also, I paid more for this stay just because of the 10X promotion. I could have got it way cheaper through the actual villa rental place. I will have to say we have been Marriott members for some time, but our company is going to switch away from them. We do not have issues with IHG and Hilton. I am hearing this from a lot of our customers too.
Very tempting. It’s a nice boost if you do these kind of properties. I usually stay in hotels but might need it this year. I will see what kind of promos are out on my summer vacation.
Pretty nice that they are supporting people seeking alternative lodging options to hotels. Hopefully this is indicative of a broader acceptance of the trend!
This, I would try. AirBNB, not so much.
If you’re open to this, I’d certainly recommend being open to Airbnb as well. Same concept, structurced in a similar manner. Both are corporations, managing private homes for stays. And, both have an enormous incentive to manage quality control. I have had wonderful stays at multiple Airbnbs. The only time I didn’t, Airbnb stepped up and immediately made it right.
Sounds quite interesting. How can we know if such Marriott credit cards are available for non US residents ?
On the other hand, this is a “AirBnB” type of offer run by Marriott, are these property fully owned by Marriott or properties from private landowners that put them for rent through Marriott ? If so, is it possible to enter into an agreement and how ?

Fun fact: very few (under 100 last time I looked) Marriott hotels are owned by Marriott. So, I’d assume the Homes & Villas program isn’t much different than how Marriott runs hotels: it sets requirements and takes a portion of the nightly rate. Unfortunately, it looks like it’s only open to Marriott’s “US portfolio of American Express and JPMorgan Chase cobrand credit cards”
This is structured like many Choice Hotel promotions. That’s not a good thing.
