If you're considering booking a stay through Marriott Homes & Villas, now is a good time to do it. A new promotion lets you earn up to 10,000 bonus points on stays worldwide, broken down as 2,000 points per night. This offer does have a minimum spending requirement, but it may be reasonable if you’re able to earn the maximum bonus.

Earn 2k Bonus Points per Night — Up to 10k Bonus Points per Stay

The newest Homes & Villas promotion offers 2,000 bonus points per night — up to 10,000 bonus points per stay — on eligible stays of two nights or more worldwide between February 12 and July 31, 2026.

This offer doesn’t require registration, but you must book by April 5, 2026, and spend at least $2,000 on the stay itself (excluding taxes, booking fees, cleaning fees, and similar charges).

These bonus points come in addition to the base points you’ll otherwise earn on your Homes & Villas stay.

Expired Marriott Homes & Villas Promotions with Open Stay Dates

Earn double points on 4+ night stays worldwide

With this promotion, Marriott Bonvoy members could register to earn double base points on global stays of four nights or more. The booking deadline was February 1, 2026, but stays can still be completed through September 30, 2026.

Earn up to 15,000 bonus points on 3+ night stays

Through November 16, 2025, Marriott Bonvoy members could register and book a stay of at least three consecutive nights with Homes & Villas by Marriott Bonvoy to earn up to 15,000 bonus points. The offer awarded bonus points based on the length of stay, so longer stays earned higher bonuses.

Eligible stays must be completed by March 31, 2026. Stays of three or four nights earn 5,000 bonus points, five or six nights earn 10,000 points, and stays of seven nights or more earn 15,000 points.

Earn 4X points on 3+ night stays in Thailand

If you booked a stay at a Marriott Home or Villa in Thailand, you could earn 4X points on stays of three nights or more. Registration wasn’t required, and there was no minimum spending threshold. The booking deadline was October 19, 2025, but eligible stays can still be completed through March 31, 2026.

3X points per dollar on stays in Latin America and the Caribbean

If you booked a stay of four or more consecutive nights at participating Marriott Homes & Villas properties in Latin America and the Caribbean by July 18, you'd earn triple points, for a total of 15X points per dollar. Eligible travel dates are through March 31, 2026.

General Terms and Conditions for Marriott Homes & Villas Promotions

  • Promotions might or might not require registration. See each individual offer for details.
  • Use your Marriott Bonvoy membership account number at the time of booking.
  • Bonus points earned through these promotions are in addition to or a multiplier of the base Bonvoy points earned on Marriott Homes & Villas stays: 5 points per dollar spent.
  • Taxes, booking fees, cleaning fees, security deposits, and extra add-on services don't qualify for points or a discount.
  • Stays using points for part or all of the payment are not eligible for the promotions unless otherwise stated.
  • Allow 72 hours for bonus points to show up in your account.

Our Take

A couple of years ago, Marriott Homes & Villas just switched back and forth between the same two offers. Nowadays, we see all kinds of different offers, and as soon as one promotion ends, the next one launches.

The current offer is certainly worth a look, especially if you can earn the maximum bonus. To do that, you’ll need to book five consecutive nights at the same property and spend at least $2,000 to earn 10,000 bonus points. Bookings must be made by April 5, 2026.

If this offer doesn’t pique your interest, keep in mind that new promotions surface relatively frequently. If you’re patient, you may find one that’s even more rewarding or better aligned with your travel plans.

It's important to note that Marriott doesn't directly manage the homes in this program. Instead, Marriott is just connecting you with third-party property management companies. This means standards can vary across properties, so do your research on the properties before booking your stay.

    Unfortunately there are huge swathes of the globe with no Marriott Homes and Villas – nothing in Fiji or most of the Pacific – even though a lot of these places have high-end airbnb listings.

      Brendan, yes, this is an issue. I agree. The lack of consistency (since everything is run independently) also surprises some guests. It’s a good promotion but has issues, as you pointed out.

    I just recently priced a Vacasa rental that was also shown on Marriott Homes and Villas. The base price was higher through MHV which made the taxes and fees higher. A 4-night rental was $600 more through Marriott, so if you’re considering this promo, please search other rental sites to see if the 13.5x to 19.75x points bonus is really worth a $125/night price difference.

    My experience with Marriot Home & Villa is not good at all. I booked a 3 Night stay end of Jun totaling $564 with cleaning fees & taxes. Not a bad deal only because I stacked it with the AMEX promotion to get $100 when spending $500 or more otherwise the home stays are overpriced. I booked the stay under the double points promotion at the time through my Bonvoy account. I waited a couple of weeks, but nothing posted then I called and spent hours being tossed around between Marriot who will tell you they do not handle Villa reservation and tell you to contact their 3rd party Vacasa who will tell you they only handle management of the booking and not the points as that handled through Marriot then your put on an endless circle of going nowhere. Finally, today after 2+ months I noticed within my points activity (not under stay credit) there is an entry “HVMI home earn” for 4,646 points which I assume must be from Home & Villas, although the entry does not give any additional info as normal stays do to explain # of night and the point earning breakdown. These Villa stays earn points ONLY and not stay credits. I was 2 nights away from earning Platinum and this 3-night stay would have put me over but unfortunately you will not earn stay credits, points only and you must wait months to collect them.

    This promotion or any other promotion that Marriott Homes and Villas come up with do not participate in. I did everything right on booking our villa. Booked through them, paid with the appropriate credit card, the stay was the first of November and just finally today, after more emails then I can count did not get hardly any points. Also, I paid more for this stay just because of the 10X promotion. I could have got it way cheaper through the actual villa rental place. I will have to say we have been Marriott members for some time, but our company is going to switch away from them. We do not have issues with IHG and Hilton. I am hearing this from a lot of our customers too.

    Very tempting. It’s a nice boost if you do these kind of properties. I usually stay in hotels but might need it this year. I will see what kind of promos are out on my summer vacation.

    Pretty nice that they are supporting people seeking alternative lodging options to hotels. Hopefully this is indicative of a broader acceptance of the trend!

    This, I would try. AirBNB, not so much.

      If you’re open to this, I’d certainly recommend being open to Airbnb as well. Same concept, structurced in a similar manner. Both are corporations, managing private homes for stays. And, both have an enormous incentive to manage quality control. I have had wonderful stays at multiple Airbnbs. The only time I didn’t, Airbnb stepped up and immediately made it right.

    On the other hand, this is a “AirBnB” type of offer run by Marriott, are these property fully owned by Marriott or properties from private landowners that put them for rent through Marriott ? If so, is it possible to enter into an agreement and how ?
