How To Book Vacation Rental Properties From 15,000 Capital One or Citi Points Per Night

Let's be honest: Not many points and miles collectors care about the Wyndham Rewards program. Although Wyndham uses a straightforward three-tier redemption chart, Wyndham's properties are generally less desirable than Marriott, Hyatt, Hilton, and IHG hotels — particularly in the United States. And Wyndham's elite status benefits are best summed up as ‘you won't get the worst room in the property, and here's a free bottle of water.'

However, there's one part of the Wyndham Rewards program I'd argue that all travelers should know about: Wyndham Rewards' partnership with Vacasa. Wyndham Rewards members can redeem as few as 15,000 points per night at Vacasa vacation rental properties found across North and Central America.

Here's what you need to know about Wyndham Rewards' partnership with Vacasa — and how to earn Wyndham Rewards points to book Vacasa vacation rentals.

Pricing of Vacasa Rentals Using Wyndham Rewards Points

Unlike redeeming other types of hotel points for vacation rentals, Wyndham's pricing of Vacasa vacation rentals is fairly simple. The points cost is based on the number of bedrooms in the property and the total cost of the rental (including taxes and fees) per bedroom. The current rates for Vacasa rentals are:

  • Up to $250 per bedroom/night: You pay 15,000 points per bedroom/night
  • $250.01 to $500 per bedroom/night: You pay 30,000 points per bedroom/night
  • Over $500: Not eligible to book with Wyndham Points

(Unfortunately, “zero-bedroom” studio properties are priced at 15,000 points per night — not zero points.)

It's important to note that there are plenty of one-bedroom units that can sleep four or even more. My family of four has stayed at two rental properties that were one-bedroom. They felt much like a suite in a hotel, with a pull-out couch or bunk beds for the kids.

Wyndham cardholders save 10%

Wyndham Rewards cardholders are eligible for a 10% discount on all Wyndham “Go Free” redemptions — including redemptions for Vacasa rentals. These savings are applied automatically.

This discount saves cardholders 1,500 points per bedroom per night at properties under $250/night and 3,000 points at properties between $251-500/night. While that might not sound like much, the savings can add up for longer stays.

For instance, cardholders would save 6,000 points on a four-night one-bedroom beach stay, which can bring the per-point redemption rate up to 1.78 cents. On a four-night stay at a more expensive property, cardholders would save 12,000 points.

The Good and the Bad of Recent Changes

Until October 2023, Wyndham Rewards members could book Vacasa rentals costing up to $500 per night per bedroom for the flat rate of 15,000 points per night. This represented fantastic value for properties at the top end. Then, Wyndham lowered the cap to $350 per night per bedroom. You could still get great value from your points with a Vacasa redemption, but on the downside, you couldn't book any rentals that averaged more than $350 per bedroom per night with any number of points.

In March of 2024, Wyndham and Vacasa made changes yet again. Although the cap was again lowered (to the current $250), you can now book properties above the capped rate. Unfortunately, you'll have to pay twice the number of points.

Let's look at some examples. A four-night stay at this one-bedroom property in Panama City Beach costs 60,000 Wyndham points because the total for the stay is $959.29 (averaging $239.82 per bedroom night). This is a value of 1.59 cents per point. That's a decent value, above the 1.27¢ average redemption rate that AwardWallet users typically get from Wyndham Rewards points.

However, this four-night stay at a one-bedroom condo in Keystone, Colorado would cost 120,000 Wyndham points since the total cost (including taxes and fees) is $1,222.81 — averaging over $305 per bedroom per night. This is a value of only 1.01 cents per point.

Before the changes in March took effect, my family and I stayed at this ski-in/ski-out condo for only 15,000 points per night at a value of well over 2 cents per point. So while you can still book this property with Wyndham points, it is no longer the great value that it was last winter.

How To Book Vacasa With Wyndham Points

Unfortunately, you cannot book Vacasa rentals using Wyndham Rewards points online. Instead, you must call 800-441-1034 to book your stay through a Wyndham Rewards agent.

But, before you call, I recommend using the Vacasa website to find a property you want to book — making sure to click through to confirm that the total price is under $250 per night per bedroom for maximum value. Once you find a good option, leave the Vacasa website open and then call Wyndham.

The booking process was identical each time I called Wyndham to book a Vacasa stay:

  1. Provide your Wyndham Rewards number and full name.
  2. Confirm your mailing address and phone number.
  3. Share the property listing number. You'll find this number in the URL of the Vacasa listing.
  4. Give your travel dates.
  5. The agent will confirm that the property is available and then provide the cost of your stay.
  6. Finally, you'll be asked for your email address and the last way you redeemed Wyndham Rewards points.

Wyndham Rewards members can change or cancel Vacasa rentals at no charge up until 30 days before arrival. Within 30 days of arrival, bookings become nonrefundable. That's a harsh cancellation policy, so make sure you set a reminder to cancel if you aren't sure you'll be able to go.

How to Earn Wyndham Points

To book Vacasa vacation rentals with Wyndham points, you'll obviously need Wyndham points. Thankfully, travelers have plenty of ways to rack up Wyndham points — even without staying at Wyndham properties.

Transfer points from bank point programs

The easiest way to quickly top off your Wyndham Rewards account is to transfer bank rewards points. Wyndham Rewards is a transfer partner of Capital One and Citi ThankYou Points. Points transfer to Wyndham from both programs at a 1:1 transfer ratio.

Wyndham Earner Business Card cardholders earn a whopping 8x Wyndham Rewards points per dollar on eligible purchases made at Wyndham hotels and qualifying gas purchases. That makes it one of the best credit cards for gas purchases. For every $1,700 you spend on gas (and Wyndham hotel purchases), you're earning enough points to get a free night at a one-bedroom Vacasa vacation rental property.

Buying Wyndham Rewards points

When earning points and miles organically isn't enough to reach your travel goals, we at AwardWallet are proponents of strategically buying points and miles. The Wyndham Rewards partnership with Vacasa is a perfect example of where this can make sense.

Wyndham Rewards sells points at a base of 1.3 cents per point. At that rate, you can buy 15,000 Wyndham Rewards points for $195. Then, you can turn around and redeem those same points for a Vacasa vacation rental for up to $250 in value.

Even better, Wyndham offers buy points promotions that drop the price under 1 cent per point. For example, during a 40% bonus, you can buy Wyndham points for just 0.93 cents each. That means you can pay less than $140 per 15,000 points. There are surely thousands of Vacasa vacation rentals where you'd be able to redeem those purchased points for more value than what you paid.

Bottom Line

Whether you're headed to the beach of Hawaii or the slopes of Colorado, there's likely a Vacasa vacation rental near where you want to go. Travelers can book Vacasa properties for just 15,000 points per night per bedroom — or just 13,500 points per night per bedroom if you have a Wyndham Rewards card.

Although Wyndham has lowered the price cap to $250 per bedroom per night, travelers can still potentially get almost 1.9 cents per point through this redemption option. That makes this partnership a good use of Wyndham Rewards points, Citi ThankYou points, or Capital One miles. You may even be able to save money by buying Wyndham points at full price to redeem through Vacasa.
