The latest Marriott Homes & Villas promotions are out now, and both are quite strange. One promotion offers up to 20,000 bonus points on eligible stays, but with a very strange caveat. The other offer gives 15,000 bonus points on 2+ night stays, but only for Gold Elite members.

Up to 20,000 Bonus Points with Eligible Stays
The newest Marriott Homes & Villas promotion is one we haven't seen before. Unfortunately, it's also one of the worst offers we've seen. Members can earn up to 20,000 bonus points, but would need to stay 11 nights to do so. Sadly, we're stuck with this offer through July 17. Here are the details.
First, members must register for this promotion. After registering, book a stay of 2+ nights with a minimum spend of $1,500 by July 17. Complete the stay by September 30, and earn up to 20,000 bonus points on the stay, depending on the length.
Members earn 2,000 bonus points for a 2-night stay, and then 2,000 bonus points for each additional night, up to 20,000 total bonus points. The offer states that members can earn 20,000 bonus points with a 10-night stay. Unless our math is off, it would take 11 nights to reach 20,000 bonus points, as you don't earn points on the first night.
This promotion has a minimum spend threshold of $1,500. However, it is not restricted to members with Marriott Bonvoy elite status, unlike other offers.

15,000 Bonus Points per 2+ Night Stay for Gold Elite Members Only
This Marriott Homes & Villas promotion is much better than the previous offer, but it's restricted solely to Bonvoy Gold Elite members. If you do not have Gold Elite status, you will receive this message: “This offer does not align with your current membership level.”
This promotion requires registration. After registering, Gold Elite members can earn 15,000 bonus points with eligible 2+ night stays booked by June 30. Stays must have a minimum spend of $1,500, and valid travel dates are through September 4, 2025.

Maximize Your Marriott Homes & Villas Earnings
In addition to the bonus points, Bonvoy members can earn up to 14.75X points per dollar on Homes & Villas stays. Regular members earn 5X bonus points per dollar, while elite members and Marriott cardholders can earn up to an additional 9.75X points. Here’s how the earnings can stack:
- 5X points per dollar spent — standard earnings on H&V stays.
- Up to 3.75X elite bonus points if you have Titanium or Ambassador Elite status — the 75% bonus only applies to base earnings.
- 6X points if you pay with select Marriott cards. The Marriott Bonvoy Boundless® Credit Card, Marriott Bonvoy Brilliant Card, or Marriott Bonvoy Business® American Express® Card offers 6X points per dollar spent at Marriott properties.
- Earn up to 150,000 Marriott Bonvoy® bonus points. Earn 100,000 points after you spend $6,000 and an extra 50,000 points after you spend an additional $2,000 in purchases on the Card within your first 6 months of Card Membership.
- $300 Brilliant Dining Credit: Each calendar year, get up to $300 (up to $25 per month) in statement credits for eligible purchases made on the Marriott Bonvoy Brilliant® American Express® Card at restaurants worldwide.
- With Marriott Bonvoy® Platinum Elite Status, you can receive room upgrades, including enhanced views or suites, when the stay is booked with a Qualifying Rate at hotels that participate in Marriott Bonvoy, subject to availability upon check-in.
- Earn 6X Marriott Bonvoy® points for each dollar of eligible purchases at hotels participating in Marriott Bonvoy®. Earn 3X Marriott Bonvoy® points at restaurants worldwide and on flights booked directly with airlines and 2X Marriott Bonvoy® points on all other eligible purchases made on the Marriott Bonvoy Brilliant® American Express® Card.
- Free Night Award: Receive 1 Free Night Award every year after your Card renewal month. Award can be used for one night (redemption level at or under 85,000 Marriott Bonvoy® points) at hotels participating in Marriott Bonvoy®. Certain hotels have resort fees.

Expired Marriott Homes & Villas Promotions with Open Stay Dates
The booking window for the following promotions is closed, but the stay windows remain open. If you booked any of these offers, make sure to complete your stay within the travel window.
Double points on eligible 4+ night stays
Through June 5, Bonvoy members could register for this promotion and book a stay of 4+ consecutive nights to earn double points. Eligible stays were between June 1 and September 4, 2025.
40,000 bonus points for all Bonvoy members
Marriott Bonvoy members who booked a 2+ night stay by May 26 will earn 40,000 bonus points when they complete their stay by January 4, 2026. This promotion required registration and a minimum spend of $1,500.
Score double points on 3+ night rentals
This Marriott Homes & Villas promotion offered double base points to members who registered for the promotion and booked a stay of 3+ consecutive nights at a participating Homes & Villas property by May 4, 2025. If you booked such a stay, you have until September 30, 2025, to complete your stay.
Double points with 3+ night stays promotion
Members who registered for this promotion and booked an eligible stay of 3+ nights at participating properties worldwide by February 13 have until December 30 to complete their stay and earn double points. Eligible stays had a minimum spend threshold of $1,500 — or equivalent if paid using foreign currency.
20,000 bonus points with 2+ night stays
Members who registered for this promotion by January 2, 2025, and booked a stay of at least two nights at any Marriott Homes & Villas property worldwide have until December 31, 2025, to complete the stay and earn 20,000 bonus points.
General Terms and Conditions for Marriott Homes & Villas Promotions
- Promotions might or might not require registration. See each individual offer for details.
- Use your Marriott Bonvoy membership account number at the time of booking.
- Bonus points earned through these promotions are in addition to or a multiplier of the base Bonvoy points earned on Marriott Homes & Villas stays: 5 points per dollar spent.
- Taxes, booking fees, cleaning fees, security deposits, and extra add-on services don't qualify for points or a discount.
- Stays using points for part or all of the payment are not eligible for the promotions unless otherwise stated.
- Allow 72 hours for bonus points to show up in your account.

Our Take
A couple of years ago, Marriott Homes & Villas just switched back and forth between the same two offers. Nowadays, we see all kinds of different offers, and as soon as one promotion ends, the next one launches. Moreover, we're now occasionally seeing two offers running simultaneously.
The two offers this week are very unusual. One is rather horrible, and the other is restricted solely to Bonvoy Gold Elite members. Earning 20,000 bonus points on a stay might sound good, but the current offer requires 11 nights to earn maximum points. Earlier this year, Marriott Homes & Villas offered 20,000 bonus points with just two nights, and we've seen as much as 40,000 bonus points with a short stay.
However, if you're a Bonvoy Gold Elite member, you'll probably want to take advantage of the offer to earn 15,000 bonus points with a 2+ night stay. Just make sure you register by June 30 and complete your stay by September 4, 2025.
It's important to note that Marriott doesn't directly manage the homes in this program. Instead, Marriott is just connecting you with third-party property management companies. This means standards can vary across properties, so do your research on the properties before booking your stay.
