Current Marriott Homes & Villas Promotions
There are three Marriott Homes & Villas promotions running right now, which means now might be the ideal time to book your first rental if you haven't already.
It's also worth noting that nothing in the terms and conditions explicitly states these offers can't be combined. So, if the stars align and your reservation qualifies for each promotion, you could walk away with a sizable haul of bonus points and some decent savings.
Earn 25k bonus points on your first Homes & Villas booking
This Marriott Homes & Villas promotion offers 25,000 bonus points on your first booking. To participate, you'll need to sign in to your Marriott Bonvoy account and register. To earn the bonus, you must book a stay of at least two nights by February 28, 2026, and complete it by September 1, 2026.
This offer also includes a minimum spending requirement of $1,500 and is limited to a member's first Homes & Villas by Marriott Bonvoy booking.
Earn 2k Bonus Points per Night — Up to 10k Bonus Points per Stay
This Homes & Villas promotion offers 2,000 bonus points per night — up to 10,000 bonus points per stay — on eligible stays of two nights or more worldwide between February 12 and July 31, 2026.
This offer doesn’t require registration, but you must book by April 5, 2026, and spend at least $2,000 on the stay itself (excluding taxes, booking fees, cleaning fees, and similar charges).
These bonus points come in addition to the base points you’ll otherwise earn on your Homes & Villas stay.
Save 10% on select rentals
Another Homes & Villas promotion offers savings instead of bonus points. With this offer, you can save 10% on select home rentals paid with either cash or points. It's valid on stays of at least two nights booked by April 5, 2026, and completed between April 1 and July 31, 2026.
Registration isn't required for this offer, and there's no minimum spending requirement.
Maximize Your Marriott Homes & Villas Earnings
In addition to the bonus points (and savings), Bonvoy members can earn up to 14.75X points per dollar on Homes & Villas stays. Regular members earn 5X bonus points per dollar, while elite members and Marriott cardholders can earn up to an additional 9.75X points. Here’s how the earnings can stack:
- 5X points per dollar spent — standard earnings on H&V stays.
- Up to 3.75X elite bonus points if you have Titanium or Ambassador Elite status — the 75% bonus only applies to base earnings.
- 6X points if you pay with select Marriott cards. The Marriott Bonvoy Boundless® Credit Card, Marriott Bonvoy Brilliant® American Express® Card, or Marriott Bonvoy Business® American Express® Card offers 6X points per dollar spent at Marriott properties.
Depending on the offer you register for and the price of the stay you book, this can potentially be a pretty lucrative way to grow your point balance quickly.
- Earn 100,000 Marriott Bonvoy® bonus points after you use your new Card to make $6,000 in purchases within the first 6 months of Card Membership.
- Earn 6X Marriott Bonvoy® points for each dollar of eligible purchases at hotels participating in Marriott Bonvoy.
- Earn 3X points at restaurants worldwide and on flights booked directly with airlines.
- Earn 2X points on all other eligible purchases.
- Earn up to 21X Marriott Bonvoy® points for every $1 spent on eligible purchases at hotels participating in Marriott Bonvoy. - A Marriott Bonvoy® Platinum Elite member will earn 50% more points on eligible purchases at hotels participating in Marriott Bonvoy for each U.S. dollar or the currency equivalent that is incurred and paid for by the member.
- Receive 1 Free Night Award every year after your Card renewal month. Award can be used for one night (redemption level at or under 85,000 Marriott Bonvoy® points) at hotels participating in Marriott Bonvoy®, such as Le Metropolitan, a Tribute Portfolio Hotel in Paris. Certain hotels have resort fees.
- Each calendar year after spending $60,000 on eligible purchases on your Marriott Bonvoy Brilliant® American Express® Card, you will be eligible to select a Brilliant Earned Choice Award benefit. Expired Marriott Homes & Villas Promotions with Open Stay Dates
The booking window for the following promotions is closed, but the stay windows remain open. If you booked any of these offers, make sure to complete your stay within the travel window.
Earn double points on 4+ night stays worldwide
With this promotion, Marriott Bonvoy members could register to earn double base points on global stays of four nights or more. The booking deadline was February 1, 2026, but stays can still be completed through September 30, 2026.
Earn up to 15,000 bonus points on 3+ night stays
Through November 16, 2025, Marriott Bonvoy members could register and book a stay of at least three consecutive nights with Homes & Villas by Marriott Bonvoy to earn up to 15,000 bonus points. The offer awarded bonus points based on the length of stay, so longer stays earned higher bonuses.
Eligible stays must be completed by March 31, 2026. Stays of three or four nights earn 5,000 bonus points, five or six nights earn 10,000 points, and stays of seven nights or more earn 15,000 points.
Earn 4X points on 3+ night stays in Thailand
If you booked a stay at a Marriott Home or Villa in Thailand, you could earn 4X points on stays of three nights or more. Registration wasn’t required, and there was no minimum spending threshold. The booking deadline was October 19, 2025, but eligible stays can still be completed through March 31, 2026.
3X points per dollar on stays in Latin America and the Caribbean
If you booked a stay of four or more consecutive nights at participating Marriott Homes & Villas properties in Latin America and the Caribbean by July 18, you'd earn triple points, for a total of 15X points per dollar. Eligible travel dates are through March 31, 2026.
General Terms and Conditions for Marriott Homes & Villas Promotions
- Promotions might or might not require registration. See each individual offer for details.
- Use your Marriott Bonvoy membership account number at the time of booking.
- Bonus points earned through these promotions are in addition to or a multiplier of the base Bonvoy points earned on Marriott Homes & Villas stays: 5 points per dollar spent.
- Taxes, booking fees, cleaning fees, security deposits, and extra add-on services don't qualify for points or a discount.
- Stays using points for part or all of the payment are not eligible for the promotions unless otherwise stated.
- Allow 72 hours for bonus points to show up in your account.
- A select number of homes do not participate in these promotions.
- Marriott Homes & Villas rentals booked through third-party online retailers are ineligible for these promotions.
- Marriott Participating Brand Residences may be featured on the HVMI Platform. However, they do not participate in the Marriott Bonvoy loyalty program or participate in these promotions.
- Members who have elected to earn miles are ineligible for these promotions.
- Members do not receive points for cancellations and no-shows.
Our Take
A couple of years ago, Marriott Homes & Villas just switched back and forth between the same two offers. Nowadays, we see all kinds of different offers, and as soon as one promotion ends, the next one launches.
And right now, there are three concurrent offers, each worth considering if you're interested in earning a sizable stash of bonus Marriott Bonvoy points or saving on the cost of a vacation rental.
Lastly, it's important to note that Marriott doesn't directly manage the homes in this program. Instead, Marriott is just connecting you with third-party property management companies. This means standards can vary across properties, so do your research on the properties before booking your stay.
